Napa First Quarter 2006

NAPA
Napa is undergoing significant expansion in new buildings over the next three years. Downtown Napa has plans for two new hotels: Wisemans 40,000-square-foot mixed-use project and DeSimones Riverfront, which will be one of Napa’s premier projects with 40,000 square feet of retail space, 30,000 square feet of office space and two floors of residential condos overlooking the Napa River.

The first major project completed on the Soscol Corridor is 1850 Soscol, with others to follow. Heading south to the Napa Airport area, you’ll notice most of the land parcels have been sold during the past year. Developments such as Carnera corporate center and Busbys mixed-use condos are all under construction, along with three more hotels, resorts and time shares that will add another 600-700 rooms to the area.
There are at least six owner-user developments coming, along with a private indoor shooting range, new gym and retail amenities. Panitonni is under construction with two 75,000-square-foot industrial buildings along with a new, 50-acre industrial/office park south of the airport.

Further south into American Canyon, along Highway 29 there are three major commercial developments: Cabernet Village is a 28,000-square-foot professional office that was recently completed; Napa Junction will be the home of the new Super Wal-Mart, along with a retail plaza and multi-family project; and Canyon Corners 1, 2 and 3, which is retail/office space (the first phase under construction is 48,000 square feet).  Although there are vacancies, most of which can be attributed to new product coming to market, we will see a continued transition to quality projects. Napa’s future is looking bright.
